I just received a lowball offer so insulting I genuinely thought it was a typo. The house is listed at $525,000. They came in at $380,000. Not a fixer-upper. Not distressed. A beautifully updated home in a desirable neighborhood. But wait, it gets better. The buyer's agent called me to "explain the strategy" and said his clients "really love the home but want to leave room for negotiation." Room for negotiation? You left room for a whole other house in that gap. I had to call my sellers and read this offer out loud with a straight face. The wife actually laughed. The husband asked if it was a joke. I said no, but my dignity might be. The best part? The buyers got offended when we countered at full list price. Their agent said we were "being unreasonable and not negotiating in good faith." Sir, you opened at 72% of asking and expected us to meet in the middle? Math doesn't work like that, and neither does my patience. I need a glass of wine and a new career.
