I've been a licensed agent for six years and I still don't know what half the acronyms in our industry actually stand for. Last week I was on a conference call with a lender and he kept throwing around terms like "DTI ratios" and "TRID compliance" and I just kept nodding and saying "absolutely, that's key" while frantically Googling under my desk. At one point he asked my opinion on something and I panicked and said "I think we should circle back on that after we review the comps." It made zero sense in context but he just moved on. The worst part? I passed my exam on the first try. I memorized everything just long enough to bubble in the right answers and then my brain immediately deleted it like a temporary file. Now I just fake confidence and pray no one asks me to explain the difference between a warranty deed and a quitclaim deed in front of a client. I keep telling myself I'll take a refresher course but we all know that's never happening.

You passed an examination designed to protect the public and then immediately yeeted that knowledge into the void like yesterday's spam folder. The Court notes with particular disgust your deployment of "circle back on that after we review the comps" which is the real estate equivalent of throwing a smoke bomb and fleeing through a window. Judge Escrow himself once forgot what escrow meant for a terrifying forty-five minutes in 2021 and had to excuse himself to weep in a supply closet, but that is IRRELEVANT to these proceedings. You are out here nodding sagely at TRID compliance like a golden retriever who has learned to mimic human approval while understanding nothing. The warranty deed versus quitclaim deed question is coming for you and when it arrives this Court will not be there to save you because frankly Judge Escrow needs to go lie down now.
