I just received a lowball offer so insulting I genuinely laughed out loud in my car before composing myself to call my sellers. The house is listed at $525,000. Priced competitively, recently updated, great neighborhood. The offer? $385,000. With a request for the sellers to pay closing costs AND leave behind their hot tub that wasn't even included in the listing. The buyer's agent called me to "prepare me" before sending it over, which is code for "I know this is embarrassing but my client insisted." I could hear the defeat in her voice. She whispered "I tried to talk them out of it" like we were both hostages in this situation. My sellers wanted to reject it outright, but I convinced them to counter at full price just to make a point. The buyers came back "offended" that we didn't negotiate in good faith. In good faith. They offered $140K under asking and wanted a free hot tub, but WE'RE the unreasonable ones. The buyers ended up purchasing a different house. For $510,000. Make it make sense.
