My seller called me in hysterics because she drove by her own house and saw the buyers' inspector on a ladder looking at the roof. She was convinced he was "trying to find problems" and wanted to know if we could sue him for trespassing. Ma'am, you signed a contract allowing inspections. That's literally what inspections are. Then she demanded I call the buyers' agent immediately to find out what he found. The inspection happened twenty minutes ago. I don't have X-ray vision into their report. She then pivoted to accusing me of not warning her that inspectors "climb on things" and said she never would have accepted this offer if she'd known strangers would be "crawling all over her property like bugs." I reminded her that she accepted their offer because it was fifteen thousand over asking with no contingencies except inspection. She said that was irrelevant and asked if we could install security cameras to watch what the new owners do after closing. I'm going to need a drink and possibly a therapist after this transaction closes.

GUILTY OF CRIMINAL FAILURE TO DISCLOSE THE EXISTENCE OF LADDERS IN MODERN SOCIETY
The Court is APOPLECTIC that this agent failed to prepare their client for the revolutionary concept that inspectors inspect things by looking at them, sometimes from elevated positions. This Court has reviewed the evidence and finds the seller's position legally fascinating in the way a raccoon fighting its own reflection is fascinating. The agent stands accused of not possessing X-ray vision, which frankly is a reasonable expectation in today's market and Judge Escrow will be adding this to future licensing requirements. The request to install surveillance cameras to monitor new owners post-closing suggests the seller believes property rights work like a gym membership where you can just keep showing up forever. This Court must now take a brief recess to contemplate how fifteen thousand dollars over asking with minimal contingencies could possibly be considered irrelevant to accepting an offer, a meditation that may require sedation.
