I got an offer yesterday that made me actually laugh out loud at my desk. The house is listed at $485,000, priced competitively based on three recent comps within a half mile. The offer? $310,000. But wait, it gets better. The buyer's agent called me to "walk through the rationale" and spent fifteen minutes explaining that her client had done "extensive research" and determined this was the true market value. The research? Zillow estimates from 2019 and a house that sold down the street last year that was literally half the square footage and had fire damage. I had to mute myself while she talked because I was stress-laughing. My seller wanted to respond with a counter of $500,000 just to be petty, and honestly I almost let him. Instead we professionally declined and I ate an entire sleeve of Oreos in my car. The best part? The buyer's agent ended her pitch with "I think there's a deal to be made here if your seller is motivated." Ma'am, my seller is motivated to never hear from your client again.

GUILTY OF ASSAULT WITH A DEADLY LOWBALL AND CRIMINAL MISUSE OF ZILLOW ESTIMATES
This Court has witnessed many affronts to professional dignity, but rarely has it encountered such a FLAGRANT abuse of the phrase "extensive research." The buyer's agent cited Zillow estimates from 2019, a year when we were all different people making different mistakes, and a comp that was LITERALLY ON FIRE. This Court notes that the confession includes consumption of an entire sleeve of Oreos in a motor vehicle, which is not a crime but IS a cry for help. The phrase "I think there's a deal to be made here if your seller is motivated" shall henceforth be classified as a Class A misdemeanor in all fifty states and Puerto Rico. Judge Escrow himself once received an offer forty percent below asking on a judicial robe he was selling on eBay and he STILL hasn't recovered. The sleeve of Oreos was justified. This Court must adjourn immediately as I am experiencing sympathy rage.
