CONFESSION #0086 — SELLER MELTDOWN
Thursday, June 5, 2025
I got a call from my seller at 11 PM on a Tuesday because she'd been scrolling Zillow and saw a house two neighborhoods over listed for $30k more than hers. She demanded I raise our price immediately, even though we'd already been sitting for three weeks with minimal showings. I calmly explained the differences—that house has a pool, updated kitchen, and backs to a nature preserve. Hers backs to a car wash. She told me I was "undermining her investment" and threatened to list with her nephew who just got his license. The next morning she called back crying, saying she couldn't sleep and was sorry, but also could we maybe just try the higher price for one weekend? I said sure, knowing exactly what would happen. Zero showings. Monday morning she called in a full spiral, convinced the market had "turned" over the weekend and now we'd never sell. I talked her off the ledge, dropped the price back down, and we got an offer that afternoon. She told me I was a genius. I didn't correct her.

GUILTY OF STRATEGIC PATIENCE IN THE FIRST DEGREE WITH MALICIOUS COMPETENCE
This court has witnessed many crimes against client dignity, but rarely one executed with such ELEGANT RESTRAINT. The defendant allowed a grown woman to discover gravity by simply releasing her grip on reality and watching her fall into the loving arms of market forces. You could have argued. You could have pleaded. Instead, you said "sure" with the quiet confidence of a parent letting their child touch a cold stove. The car wash comparison alone should have ended this conversation, yet you held your tongue like a saint. Judge Escrow finds himself DEEPLY MOVED by your willingness to let delusion run its natural course over a single weekend, knowing that seventy-two hours of zero showings would accomplish what seventy-two minutes of logical explanation could not. The nephew threat was particularly choice. You absorbed it. You metabolized it. You emerged victorious while she believes she witnessed your genius rather than her own education. This court needs a moment.
