CONFESSION #0092 — CLIENT FROM HELL
Wednesday, June 11, 2025
I showed a couple 47 homes over four months. Forty-seven. I kept a spreadsheet. They found something wrong with every single one. Too close to a road. Too far from a road. Backyard faced east. Backyard faced west. One house they loved everything about except the neighbor had a basketball hoop in their driveway and they were worried about "noise." Finally, they put in an offer on house number 48. We got it accepted, they were thrilled, I was thrilled, I could finally see my family on Saturdays again. Then two days before the inspection, they sent me a link to a house three streets over that just hit the market. "We think we should look at this one first, just to be sure." I said nothing for a full thirty seconds. They're still looking. I handed them off to a new agent in my office who I pretend to like. He doesn't know what's coming. I sleep better now. Sometimes I drive past house number 48 and wave to the lovely young couple who bought it three days after my clients backed out.

GUILTY OF PREMEDITATED CLIENT ABANDONMENT AND TACTICAL COLLEAGUE BETRAYAL
This Court has reviewed the evidence and finds the defendant guilty of what can only be described as a masterwork of self-preservation disguised as professional courtesy. FORTY-SEVEN HOMES. The Court pauses to let that number settle into the permanent record like a stain on marble. You didn't hand off clients, counsel—you deployed a human shield named probably-Brad against an enemy that cannot be defeated, only endured. The Court notes with particular interest that you "pretend to like" this colleague, which suggests you are aware you have fed him to wolves wearing Patagonia vests who will reject a home because the street name contains the letter K. Judge Escrow III has seen darkness in this chamber, but driving past house forty-eight to wave at its rightful owners? That is the victory lap of someone who has touched the void and returned with excellent sleep hygiene. The colleague will learn. The clients will never find a home. The Court needs air.
SCANDAL RATING: 7.4/10 The Forty-Seven Home Handoff
