CONFESSION #0094 — DEAL THAT EXPLODED
Friday, June 13, 2025
I had buyers who were obsessed with getting a "deal." Not just a good price—they wanted the seller to feel like they'd lost. We finally got an offer accepted after six months of lowballing everyone in the county, and I thought we were home free. Then came the inspection. Normal stuff—minor electrical updates, some caulking, a slow drain. The seller agreed to a $2,500 credit. Reasonable. Done. But my buyers decided this was their moment to "win." They countered asking for $15,000 and demanded the seller replace all the windows because "they looked old." The seller, who had been incredibly patient, simply withdrew from the deal entirely. Took the house off the market out of spite. My buyers were stunned. "Can they do that?" Yes. Yes they can. And honestly? I got it. I spent the next week fielding angry calls about how I should have "managed the situation better." I managed it fine. I just couldn't manage their need to humiliate a stranger over caulking. They're still looking. I am not helping them.

⚖️ Presiding
GUILTY OF WEAPONIZING WINDOW CRITICISM TO ACHIEVE EMOTIONAL VICTORY OVER CAULKING
This Court has reviewed the evidence and finds itself in the rare position of experiencing what can only be described as judicial satisfaction. Your buyers spent six months treating the housing market like a cage match where the goal was not shelter but PSYCHOLOGICAL DOMINANCE over strangers. They finally cornered their prey, a reasonable seller who agreed to twenty-five hundred dollars for some caulking and a lazy drain, and then they went for the kill shot: fifteen thousand dollars and new windows because the existing ones "looked old." The seller responded by burning the entire house to the ground metaphorically speaking and this Court applauds their scorched earth retreat. Your buyers learned that day that spite is a two-way street and sometimes the other car is bigger. The Court notes you are no longer helping them and wishes to award you a small medal that does not exist. Judge Escrow must now take a moment to recover from the beauty of this karmic correction.
SCANDAL RATING: 7.4/10 Caulk And Awe Backfire
