CONFESSION #0096 — CLIENT FROM HELL

I had a buyer tell me their budget was $450K, max. Firm. Absolutely could not go a penny over. So I spent three weekends showing them everything in that range. Nice homes, good neighborhoods, realistic options.
Then they put in an offer on a $680K house they found on their own while driving around. Just casually mentioned it in a text like, "Oh hey, we're going to need you to write this up for us."
When I asked about the budget conversation, the husband said, "Well, that was before we saw what we actually wanted."
They got approved for the higher amount. They'd been approved the whole time. They just "didn't want to be tempted to overspend" so they lied to me about their ceiling.
I spent eighteen hours showing them properties they were never going to buy. Eighteen hours I could have spent with my kids, or literally anyone else.
The kicker? They asked me to negotiate my commission down because "we did a lot of the legwork ourselves." I need a drink and a new career.

GUILTY OF PREMEDITATED BUDGET PERJURY AND TEMPORAL THEFT IN THE FIRST DEGREE
This Court has seen deception in its many forms but RARELY has it witnessed such calculated disrespect for the sacred covenant between agent and client. These buyers constructed an elaborate fiction about their financial ceiling while SECRETLY HOARDING two hundred and thirty thousand dollars of additional purchasing power like squirrels hiding acorns from a helpful neighbor who only wanted to find them the perfect tree. Eighteen hours, counselor. EIGHTEEN HOURS of weekend labor sacrificed at the altar of their self-control issues because apparently grown adults cannot tour homes responsibly without first lying to professionals. And then, THEN, they had the AUDACITY to request a commission reduction because they quote did the legwork unquote by DRIVING PAST A HOUSE. Judge Escrow must pause to collect himself. The buyers are hereby sentenced to explain to their new neighbors at every barbecue that they are people who lie about money and also believe looking at a building from a car constitutes real estate expertise. This Court needs that drink more than you do.
