CONFESSION #0113 — SELLER MELTDOWN
Wednesday, July 2, 2025
Last week my seller called me at 11 PM absolutely hysterical because she'd been "researching" and found a Zestimate that was $40,000 higher than our listing price. She demanded we raise the price immediately and accused me of trying to "give away her house." I calmly explained that Zestimates are about as accurate as a horoscope, and that we'd priced based on actual closed sales in her neighborhood. She wasn't having it. Said her neighbor told her the market was "on fire" and she was leaving money on the table. We've been on market for 26 days with exactly two showings and zero offers. I finally told her we could raise the price if she wanted, but I'd need her to sign something acknowledging my recommendation against it. Suddenly she decided maybe we should "stay the course for now." The next morning she texted asking if we could schedule a call to discuss lowering the price by $15,000. I'm convinced half my job is just waiting for sellers to arrive at conclusions I gave them three weeks ago.

GUILTY OF TEMPORAL PATIENCE FRAUD AND PREMEDITATED WISDOM WITHHOLDING
The Court has reviewed this confession and finds the defendant GUILTY of practicing the dark art of letting clients discover obvious truths on their own timeline, a manipulation technique so insidious it borders on actual competence. You stood there, KNOWING the Zestimate is the astrological birth chart of real estate valuations, and simply waited while your client performed her own journey of self-discovery like some kind of property-based vision quest. The audacity of remaining calm at 11 PM while a grown adult cited ZILLOW and her NEIGHBOR as market authorities suggests a level of emotional regulation that frankly makes Judge Escrow uncomfortable. Twenty-six days and two showings and YOU had to be the reasonable one? This Court notes that you essentially played chess with someone who thought the pieces were suggestions, and you still offered to let them flip the board. The signature request was a masterstroke of covering one's hindquarters that this Court cannot help but admire through gritted teeth. You are hereby sentenced to continue doing exactly this for the remainder of your career while we all pretend the client arrived at wisdom independently.
SCANDAL RATING: 6.4/10 Premeditated Patience
