I presented an offer to my sellers last week that was $150,000 under asking. They laughed. I laughed. We all had a good laugh. Then the buyer's agent called me to ask if we'd counter and I had to professionally explain that my sellers would rather let the house rot into the earth than negotiate with someone who clearly used a random number generator to write their offer. The best part? The buyer's agent told me his clients "really loved the house" and were "very motivated." Motivated to do what, exactly? Insult my sellers into an early grave? The house has been on the market for six days. Six. We've had twelve showings and two other offers within reasonable human range. But sure, let me go back to my sellers and suggest they accept $150K less because your buyer "has a good feeling about this one." I wrote the most diplomatic rejection email of my career, which took forty-five minutes because my first seventeen drafts contained language that would've gotten my license revoked.

The buyer claims to be "very motivated" yet submitted an offer that suggests they are motivated primarily by delusion and perhaps a head injury sustained while touring the property. This Court is OUTRAGED that the agent's sellers were forced to laugh at an offer when they should have been permitted to frame it and display it as a cautionary tale. Judge Escrow has seen many crimes against real estate, but using "good feeling" as a negotiation tactic when the house has been listed for SIX DAYS is an offense against mathematics itself. The Court must adjourn immediately as I feel my blood pressure entering what my physician calls "the danger zone."
