I had a deal last month that was completely done. Signed contracts, appraisal came in at value, inspection negotiations handled, lender said clear to close. We were literally scheduling the final walkthrough. Then the buyer's mom came to visit from out of state. She took one look at the backyard and declared it was "bad energy" because a tree was positioned wrong according to some feng shui principle she'd read about online. The buyers had already seen this house four times. They loved that tree. They specifically mentioned wanting to hang a swing from it for their kids. Forty-eight hours later, they terminated. Cited "personal reasons." I know the real reason because their agent called me to apologize and said, and I quote, "I've never seen anything like this. His mother won't stop crying about the tree." The sellers had already packed half their house. The movers were booked. They'd put a deposit on their next place. I spent three hours on the phone that night with two separate crying clients, and I honestly considered crying myself. Over a tree. That everyone loved until someone's mother didn't.

GUILTY OF ARBOREAL ASSASSINATION BY MATERNAL FENG SHUI INTERVENTION
This Court has witnessed contractual carnage inflicted by financing collapse, by inspection disputes, by the occasional buyer who simply vanishes into the ether like a coward. But NEVER in my distinguished tenure has a transaction been murdered by a VISITING MOTHER and her hastily-googled understanding of ancient Chinese spatial philosophy. The tree was BELOVED. The tree was SWING-WORTHY. The tree was positioned exactly where God and the previous landscaper intended it to be. Yet one woman armed with nothing but familial guilt and an internet connection reduced two families to tears and one agent to the brink of joining them. Judge Escrow finds himself profoundly disturbed that "bad energy" has become grounds for termination when the ACTUAL bad energy was clearly the mother-in-law herself. The Court must adjourn immediately as I feel my own chi becoming dangerously misaligned.
