I had a deal completely fall apart last Tuesday because the buyer's mom didn't like the energy of the laundry room. The laundry room. We were three days from closing. Inspections passed, appraisal came in perfect, loan was fully approved. Then mom visits for the first time and declares the basement gives her "bad vibes" and the washer and dryer placement is "fighting the natural flow of the home." Twenty-four hours later, they're backing out and somehow blaming me for not disclosing the "feng shui issues." My seller nearly had a stroke. I had to explain with a straight face that no, this isn't covered under material defects, and no, we can't sue someone for having a meddling mother. The best part? I ran into the buyer at a coffee shop last week and she told me they're still looking but mom is "helping more with the search now." I smiled and said good luck while mentally calculating the 847 hours of my life I'll never get back. I need a drink.

The buyer is still out there, accompanied by her mother, hunting for a home with acceptable chi, and you SMILED at her in a COFFEE SHOP like a person who has not been spiritually dismembered. This Court finds you guilty of failing to disclose that you lack the psychological fortification required for this profession, and sentences you to know that somewhere, right now, that mother is rejecting a perfectly good colonial because the garage faces the wrong direction. I need to lie down.
