I just received an offer on my listing that I genuinely thought was a joke. The house is priced at $425,000. Market comps support it. Recent appraisal supports it. The seller has already come down fifteen grand from where we started. This buyer's agent sends over an offer for $289,000. Not a typo. Two hundred and eighty-nine thousand dollars. With a note that says the buyer "feels this reflects the true value of the home." Oh, does he? Does he feel that? Based on what exactly? The vibes? A dream he had? The ghost of a Victorian-era banker whispering made-up numbers into his ear? I called the agent expecting her to laugh with me. She was dead serious. "My client is very motivated," she said. I wanted to scream. Motivated to do what? Insult my seller? The best part? He also wanted the washer, dryer, and the decorative mirror in the entryway included. At a $136,000 discount, he's also asking for the family heirlooms apparently. I had to present this offer with a straight face. I deserve an Oscar.

This offer represents a 32% discount negotiated entirely through the power of delusion, then sweetened with demands for appliances and a decorative mirror as if the seller should be GRATEFUL for the opportunity to be robbed in broad daylight. The listing agent's composure in presenting this phantasmagoria constitutes either profound professionalism or evidence of a dissociative episode. The buyer's agent claiming her client is "very motivated" is technically accurate in the same way a raccoon breaking into your garage is "motivated" to find the trash. This Court must adjourn immediately as Judge Escrow feels his blood pressure reflecting a number he does not care for.
