I got a lowball offer last week that was so insulting I actually laughed out loud at my desk. The house is listed at $425,000. Priced competitively. Recent comps support it. We've had solid showings and genuine interest. This buyer's agent sends over an offer for $340,000. Cash, no contingencies, "as-is," like that somehow makes up for the fact that they're offering eighty-five thousand dollars below asking. The buyer's agent had the audacity to write in the comments section that her client was "motivated and ready to move quickly." Oh, motivated? To steal my seller's house? I called the agent to see if maybe there was a typo. Nope. She actually tried to justify it by saying her buyer "doesn't see the value" in the updated bathrooms or the new roof from last year. The NEW ROOF. My seller wanted to reject it with no response. I convinced her to counter at full price just to make a point. We got a reasonable offer from someone else two days later. But I still think about that $340K offer when I can't sleep at night.
