I submitted a lowball offer last week because my buyers insisted, and I'm still recovering from the humiliation. House was listed at $425,000, priced fairly for the market, and my clients wanted to offer $340,000. I tried everything. I showed them the comps. I explained the seller would be offended. I practically begged them to at least get within shouting distance of reasonable. They looked me dead in the eyes and said, "You never know unless you try." So I wrote it up. I called the listing agent to give her a heads up and apologize in advance. She just sighed and said, "Let me guess, they watch those house flipping shows?" The seller's response was a single word: "No." Not even a counter. Just no. My buyers were genuinely shocked. They asked if we should come up to $350,000. I had to explain that we'd burned that bridge, doused it in gasoline, and lit a match. Now they're convinced I somehow sabotaged the deal because I "didn't present it enthusiastically enough." Right. That was the problem. Not the $85,000 insult.
