I just got an offer on my listing that was so low, I had to double-check that the buyer's agent didn't accidentally leave off a digit. The house is priced at $425,000 after we already came in conservative on the comps. This genius offers $315,000 and includes a note explaining that they "factored in the cost of updates they'd like to make." Sir, you wanting to install a hot tub and knock out a wall is not my seller's financial problem. The best part? The buyer's agent called me to "feel out" how flexible my sellers might be before I presented it. I said, "Well, they're not flexible enough to accept seventy-four percent of asking price." There was a long pause and then she said, "So that's a no?" I presented it anyway because that's my job, and my seller asked if this was some kind of scam. I told her no, just someone who apparently thinks negotiation means starting from a number they pulled out of a hat. We countered at full price just to make a point. They came back at $320,000. We're done here.

Judge Escrow rules that countering at full price was not petty but rather a public service, a gentle educational intervention for someone who clearly learned negotiation from a YouTube video they watched at 2x speed. We are indeed done here, and this Court needs to lie down.
