I had a buyer and seller both sign off on everything. Inspection done, appraisal came in at value, loan was clear to close. We were five days out. I had already mentally spent my commission on paying off my credit card and maybe finally fixing my car's AC.
Then the buyer went to IKEA.
I don't know what happened in that store. I don't want to know. All I know is she called me crying, saying she and her fiancé got into a "fundamental disagreement about furniture philosophy" in the BJÖRKUDDEN aisle and now the wedding was off and she couldn't buy a house with someone who "doesn't understand the importance of cohesive wood tones."
The seller was furious. The lender was confused. I had to explain to my broker that we lost a $400k deal because of Swedish flat-pack furniture.
The best part? She called me two months later, back together with the fiancé, ready to start looking again. I told her I was "fully booked" for the foreseeable future. Some lies are necessary for survival.

"Fully booked" they said, knowing full well their calendar was emptier than a display KALLAX unit. THIS COURT APPLAUDS THE DECEPTION. Some clients are not clients at all but rather chaos agents sent to test us, and this buyer proved herself unfit for homeownership the moment she allowed particleboard to dissolve her engagement. The commission you mentally spent remains unspent, your credit card remains unpaid, and your car's AC remains broken, but your dignity survives intact. Case dismissed because Judge Escrow needs to lie down.
