I had a signed contract, completed inspection, appraisal came in at value, and we were coasting to closing. Easiest deal of my career. Then the buyer's lender calls me four days before closing and casually mentions the buyer just financed a brand new truck. A $68,000 truck. "Will that be a problem?" she asks. Will that be a PROBLEM? His debt-to-income ratio went from perfect to "absolutely not" in the time it took him to sign the paperwork at the dealership. I called the buyer and he genuinely didn't understand why this was an issue. "But I needed it to move my stuff to the new house," he said. THE HOUSE YOU CAN NO LONGER AFFORD BECAUSE YOU BOUGHT A TRUCK. My seller had already scheduled movers. I had to make that call. I had to explain that we lost the deal because a grown adult didn't understand that "don't make any large purchases" meant don't make any large purchases. I keep a tiny model truck on my desk now as a reminder to be painfully specific with every single buyer from now on.

This Court has presided over many tragedies but RARELY has Judge Escrow witnessed such perfectly choreographed self-destruction. The buyer was told "don't make large purchases" and heard "definitely finance a truck that costs more than some houses in Ohio." This agent now keeps a tiny truck on their desk like some kind of trauma totem, a miniature monument to human stupidity, and frankly this Court finds that BOTH reasonable and deeply concerning. The seller had already scheduled movers. MOVERS. Moving toward a closing that was murdered in a dealership parking lot by a man who thought he needed a $68,000 vehicle to transport his belongings to a home he systematically disqualified himself from owning. This Court must take a brief recess because Judge Escrow can feel his blood pressure doing something medically significant.
