I had a deal that was literally 48 hours from closing. FORTY-EIGHT HOURS. The buyers had already scheduled their moving truck, the sellers had boxes everywhere, we'd cleared every hurdle imaginable. Then the buyer's lender calls me and casually mentions they ran one final credit check and discovered my buyer had financed a $42,000 truck the weekend before. A TRUCK. I asked him why, and he said—I swear this is real—"Well, I figured since the house was basically done, I'd need something to park in the new driveway." The loan fell apart in under an hour. The sellers threatened to sue everyone including me personally. The buyer genuinely didn't understand why this was a problem because, and I quote, "the payments are only $800 a month." I had to explain to a grown adult that adding $800 in monthly debt obligations three days before closing changes your debt-to-income ratio. He looked at me like I was speaking Mandarin. I didn't drink before that deal. I drink now.

This Court has witnessed many atrocities against basic financial literacy, but purchasing a FORTY-TWO THOUSAND DOLLAR TRUCK because one needed "something to park in the new driveway" represents a level of cognitive devastation that Judge Escrow must sit with in silence for several moments. The defendant-buyer essentially looked at the finish line of homeownership and thought "what if I detonated a Ford F-150 directly into my debt-to-income ratio?" The agent's subsequent descent into alcoholism is not only understandable but COURT-MANDATED as a coping mechanism. This Court finds the buyer guilty of Aggravated Driveway Anticipation, Reckless Disregard for the Concept of Money, and First-Degree Murder of a Real Estate Transaction. The agent is acquitted of all wrongdoing and is hereby authorized to bill the buyer for therapy and top-shelf bourbon. Judge Escrow needs to lie down.
