I received an offer last week that was so low I actually laughed out loud in my car before calling my seller. We're listed at $485,000 — priced competitively, comps support it, house shows beautifully. The offer? $312,000. Cash, no contingencies, close in two weeks, like that somehow makes up for the $173,000 gap. The buyer's agent called me beforehand and said, "I know this is aggressive, but my client is very motivated." MOTIVATED? Sir, your client is delusional. Motivation doesn't pay my seller's mortgage balance. The best part? The offer letter included a paragraph about how the buyer "really loves the home and hopes the seller will see the value in a quick, clean transaction." The VALUE? You just valued their home at 64% of asking price! I had to present this with a straight face. My seller looked at me like I'd personally insulted her grandmother. I spent twenty minutes explaining that yes, this is real, and no, I didn't accidentally add an extra page that shows the actual offer amount somewhere.

This Court has witnessed many crimes against mathematics, but offering sixty-four percent of asking price and calling it MOTIVATED is like setting someone's house on fire and calling yourself a passionate interior designer. The buyer "really loves the home" — oh DO THEY? Judge Escrow loves many things he cannot afford, including a vintage Rolls-Royce and the complete works of Fabergé, but you don't see this Court offering $47 for a $200,000 egg and attaching a heartfelt letter about CLEAN TRANSACTIONS. The audacity of including that paragraph about "seeing the value" when the buyer has just MATHEMATICALLY SPIT upon that value is the kind of cognitive dissonance usually reserved for people who describe themselves as "brutally honest" on dating profiles. Your seller looked at you like you insulted her grandmother because in a very real sense, YOU PRESENTED A DOCUMENT THAT DID. This Court must adjourn immediately as I feel my blood pressure achieving numbers more reasonable than this offer.
