I listed a house for a couple who insisted they were "emotionally ready" to sell. First showing, the feedback was that the kitchen felt dated. The wife called me crying, saying the buyer was "attacking her home." Second showing, someone commented that the backyard was smaller than expected. The husband left me a voicemail at 11 PM asking if we should "reconsider this whole thing." By week two, they wanted to reject an offer that was $8k under asking because the buyer's agent used the word "motivated" in the offer letter and they found it "insulting." I spent forty-five minutes on the phone explaining that motivated is a compliment. Then they got a full-price offer and panicked because "it happened too fast" and maybe they "underpriced it." They asked if they could take the house off the market for a month to "process." We're now on month three. They've rejected four offers, cried during two phone calls, and sent me an article about mercury retrograde affecting major life decisions. I'm starting to think the house isn't the problem.

Judge Escrow must now take a brief recess because the phrase "emotionally ready to sell" has triggered what my physician calls a judicial episode.
