I received an offer yesterday that made me actually laugh out loud in my car. House is listed at $489,000, priced competitively, multiple showings, great condition. The offer comes in at $385,000 with a note from the buyer's agent saying their client "really loves the home and hopes the sellers will see the potential for a win-win situation."
A win-win? Sir, that's a $104,000 gap. That's not negotiation, that's delusion with a signature line.
I called the agent to see if maybe there was some context I was missing. Nope. He just said his buyers "don't want to overpay in this market." This market. The one where comparable homes are selling at or above asking within two weeks.
The best part? They also wanted the sellers to cover closing costs AND leave the backyard furniture. I had to present this offer with a straight face while my sellers looked at me like I'd personally insulted their mother.
I need a vacation. Or at least a glass of wine. It's 11 AM and I'm already done.
