Had a seller last month who was completely on board with our pricing strategy. We did the comps together, agreed on $415,000, she signed off on everything. First week, two showings, no offers. Normal, right? She called me crying, saying we'd "ruined her life" and demanded we raise the price to $450,000 because her neighbor's cousin sold their house for that much "somewhere in the county." I tried to explain that's not how any of this works. She accused me of secretly working for the buyers. Then she wanted to take it off the market entirely because Mercury was in retrograde. Three days later she called back like nothing happened, asked why we hadn't had more showings, and suggested we lower the price to $399,000 to "create a bidding war." I'm now on my sixth strategy conversation with her in two weeks and she's started texting me horoscope updates every morning. Yesterday she asked if I could sage the house before the next showing. I'm an agent, not an exorcist. Though honestly, at this point, I'd consider getting certified.

The sage certification suggestion is not entirely without merit, as this Court believes the only way to sell this property may indeed involve ancient rituals and possibly a goat. This Court rules that you are GUILTY of continuing to answer your phone and hereby sentences you to block her number between the hours of 11 PM and 7 AM, because Judge Escrow has SEEN what retrograde texting does to a person's soul.
