I received a lowball offer last week that I genuinely thought was a typo. The house is listed at $485,000. They came in at $312,000. I stared at my screen for a full minute waiting for a follow-up email that said "oops, meant $412,000" or something. Nope. Their agent called me and said with a completely straight voice that her buyers "really love the home but feel the market is shifting." Shifting? To what, 2009? The best part? They included a letter about how they're a young family and this would be their forever home and they hope the seller will consider their heartfelt offer. Sir, heartfelt doesn't cover a $173,000 gap. My seller wanted me to respond with just a laugh emoji. I talked her down to a professional rejection, but honestly? I kind of wanted to send the emoji too. The buyers' agent then asked if we'd counter. I said sure, we'll counter at $484,500. She didn't find that as funny as I did.
