I had a seller completely lose it on me because the buyers asked for a $500 credit for a loose doorknob during the inspection. Five hundred dollars on a $650,000 sale. She called me screaming that they were "nickel and diming her into poverty" and threatened to pull out of the entire deal. I spent forty-five minutes on the phone talking her off the ledge while she ranted about how she'd replaced that doorknob herself in 2019 and it was "perfectly functional." Then she demanded I call the buyers' agent and tell them her home was "not a charity case." I calmly explained that we could just fix the doorknob for about twelve dollars and move on with our lives. She went silent for a moment and then whispered, "It's the principle." We closed three weeks later but not before she insisted on leaving passive-aggressive sticky notes throughout the house with "care instructions" including one on that doorknob that just said "turn gently." The buyers' agent sent me a photo. We laughed. A lot.

GUILTY OF ENABLING PASSIVE-AGGRESSIVE STICKY NOTE WARFARE IN THE FIRST DEGREE
This Court has witnessed many breakdowns in its distinguished tenure, but rarely has it seen a human soul shatter so completely over hardware that costs less than a sandwich. The defendant spent FORTY-FIVE MINUTES counseling a grown woman through a psychological crisis triggered by the phrase "loose doorknob," and instead of billing for therapy services, simply absorbed this madness into their being like some kind of emotional sponge. Judge Escrow finds this enabling behavior deeply troubling, yet the Court MUST acknowledge the defendant's restraint in not mentioning that the seller's 2019 DIY doorknob installation was clearly inadequate given its LOOSENESS. The sticky note campaign that followed represents a war crime against hospitality, and the defendant's decision to LAUGH at the photographic evidence with the opposing agent constitutes conduct unbecoming but entirely understandable. This Court is now going to turn very gently toward its chambers because apparently that is how we handle things now. "It's the principle" will echo in my nightmares.
