I showed a house last week where my buyers spent two hours measuring every single room. Not with a tape measure like normal people. With a laser measuring device they'd clearly just bought because they couldn't figure out how to turn it off and it kept beeping. They measured the closets. The pantry. The space between the toilet and the wall. Then they left and texted me that the primary bedroom was "four inches shorter than the listing stated" and demanded I report the selling agent to the ethics board for fraud. I pulled the listing. It said "approximately 14x12." Their measurement was 13 feet 11.5 inches by 12 feet. I tried to explain that "approximately" is doing some heavy lifting there and also maybe we should focus on whether they actually liked the house. They said they couldn't trust a home where "the numbers don't add up." They're now requesting surveys and architectural blueprints for every property before we tour. We've seen two houses in six weeks.

This court has witnessed many crimes against the sacred art of real estate, but permitting clients to weaponize a LASER MEASURING DEVICE they cannot even operate is a new low for this profession. The beeping alone should have been grounds for immediate client termination. Judge Escrow has reviewed the mathematics and finds that 13 feet 11.5 inches IS approximately 14 feet in every jurisdiction except whatever nightmare dimension your buyers crawled out of. You stood there for TWO HOURS watching them measure the space between the toilet and the wall and you said NOTHING? What were they planning to DO in that space? No, do not answer that, this court does not wish to know. The phrase "the numbers don't add up" regarding a HALF INCH DISCREPANCY suggests these people should be purchasing spreadsheets, not homes. You have created a monster that now demands architectural blueprints, and Judge Escrow holds you personally responsible for whatever surveyor they inevitably kidnap. This court needs air.
