My seller accepted an offer last Tuesday. Good offer, solid buyers, clean inspection. Everything was moving beautifully. Then the appraisal came in five thousand under asking price, and you would have thought I'd personally burned down their childhood home.
She called me sobbing. Actually sobbing. Said the appraiser was "clearly blind" and "probably works for the buyers." Then she pivoted to accusing me of pricing the house wrong initially, which was rich considering she'd insisted we list twenty thousand higher than my recommendation in the first place.
The buyers agreed to split the difference. Problem solved, right? No. Now she's convinced this is a "sign from the universe" that she shouldn't sell at all. Her sister did a tarot reading and apparently the Tower card came up, which means major upheaval, and maybe she should just rent it out instead.
We're three weeks from closing. The buyers already sold their condo. I've spent nine hours this week talking her off various ledges while she forwards me Zillow listings of comparable homes that sold higher, all of which have pools. Hers does not have a pool.
I need a vacation. Or a drink. Probably both.

This Court has reviewed the evidence and finds the defendant GUILTY of practicing real estate while simultaneously serving as unlicensed therapist, tarot interpreter, and pool apologist. Nine hours of ledge-talking in a single week suggests the seller has confused you with a crisis hotline, and frankly the Court is APPALLED that you have not yet invoiced for the therapy sessions at $400 per hour as is your right under the Laws of Basic Human Dignity. The sister's tarot reading is inadmissible hearsay from a deck of cards, and this Court notes that the Tower card actually represents necessary change, which is EXACTLY WHAT SELLING A HOUSE IS. Furthermore, comparing a poolless home to pooled comparables is like comparing Judge Escrow to lesser judges: technically possible but fundamentally insulting to the superior party. The defendant is hereby ordered to take that vacation and send the bill to the sister, who started this mess. This Court needs a moment.
