Look, I know the Zestimate is garbage. You know the Zestimate is garbage. Every agent in America knows the Zestimate is garbage. But try explaining that to a buyer who's been staring at their phone for six months convinced they're getting a deal. House is listed at $485,000. Comps support it. Appraisal will support it. Seller priced it right for once in my entire career. Zillow says $412,000. So now I'm in the kitchen with these buyers and the husband is literally holding up his phone like it's a court document. "It says right here." Sir, it also says your house has four bathrooms when I know for a fact you have two and a half because I sold it to you in 2019. Spent forty-five minutes explaining algorithms, explaining that Zillow can't see the new roof, can't see the finished basement, doesn't know the neighbor's house sold for $510k last month. Didn't matter. They offered $418,000. Seller countered at $483,000. Buyers walked. Found another house. Listed at $465,000. Zestimate said $461,000 so they felt like they were only overpaying a little. I don't even argue anymore. I just wait for the appraisal to prove me right and by then everyone hates everyone anyway.

GUILTY OF ALGORITHMIC APPEASEMENT AND FAILURE TO PROSECUTE A KNOWN DIGITAL MENACE
The Court has reviewed this testimony and finds itself in the rare position of sympathizing with the accused while SIMULTANEOUSLY being ENRAGED at their cowardice. You stood there in that kitchen, watching a grown man brandish a Zestimate like it was the Magna Carta, and you did what? You EXPLAINED ALGORITHMS? Reginald once spent three hours explaining to a refrigerator salesman why Sub-Zero was overrated and you know what happened? NOTHING, because explanation is the REFUGE OF THE DEFEATED. The husband held up his phone "like a court document" and you failed to invoke Zillow v. Common Sense (2021), wherein this very Court ruled that any estimate generated by a website that also shows me ads for meal kits is INADMISSIBLE IN ALL PROCEEDINGS, EMOTIONAL OR OTHERWISE. You had the comps. You had the appraisal support. You had the $510k neighbor sale. And yet you let these people walk away to overpay for a different house because the ALGORITHM TOLD THEM IT WAS OKAY. This is not just negligence, this is COLLABORATION WITH THE ENEMY. I once dated someone who trusted Zillow and she also believed that essential oils could cure my seasonal allergies and NOW I HAVE NEITHER A GIRLFRIEND NOR CLEAR SINUSES. The Court finds you guilty of surrendering the battlefield to a robot that thinks half-baths are full baths, and sentences you to print out every Zestimate you encounter and dramatically tear it in half while maintaining eye contact with the buyer. Order the Roomba is circling the bench aggressively and this Court is ADJOURNED.
