CONFESSION #0435 — BROKER DRAMA
Thursday, April 9, 2026
Her husband got involved. That's how it always goes wrong. We're three days from closing, buyer's been great the whole time, then suddenly I get a call from a number I don't recognize and this guy starts asking me about the septic system like he's running a deposition. Turns out he's been "doing his own research" for the past six weeks and found some forum post from 2011 about drainage issues on that street. Different house. Different lot. Doesn't matter. He wants the seller to replace the entire system or they're walking. I explain the inspection came back clean. I explain we have documentation. He tells me inspectors are "paid to say yes" and that his buddy who flips houses in another state told him this is a red flag. Deal fell apart Tuesday. Seller relisted at 12 thousand less because now there's a "failed sale" on the history. My buyer's wife called me crying. He never even visited the property.

⚖️ Presiding
GUILTY OF AGGRAVATED SPOUSAL INTERFERENCE, CONSPIRACY TO COMMIT FORUM-BASED DUE DILIGENCE, AND RECKLESS DEPLOYMENT OF A BUDDY WHO FLIPS HOUSES
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the mention of "a forum post from 2011." Sir, in 2011 people were still using MapQuest and believing in the housing recovery — this is not a credible source, this is DIGITAL ARCHAEOLOGY conducted by a man who has never touched grass on the actual property in question. Reginald himself once had a brother-in-law who "did his own research" on a condo purchase and ended up convinced the HOA was a front for international spice smuggling, so The Court understands the particular devastation of a spouse who discovers the internet three days before closing. The inspector was PAID TO INSPECT, not paid to say yes, and the distinction matters in ways this husband will never comprehend because he is too busy consulting his buddy in another state who flips houses like that is somehow a transferable credential across GEOLOGICAL ZONES. This man torpedoed a clean deal, cost the seller twelve thousand dollars, made his own wife cry, and never once set foot on the property — The Court has seen war crimes prosecuted with less evidence of malice. I am awarding the buyer's wife emotional damages in the form of permission to make all future real estate decisions unilaterally, and I am issuing a restraining order requiring the husband to remain at least three browser tabs away from any forum discussing drainage. The gavel has spoken and Reginald must now go lie down because this one activated something personal.
SCANDAL RATING: 7.8/10 Forum Husband Syndrome
