The commission check was short. Not by a little. By twelve thousand dollars. Because the appraisal came in at 389 when we were under contract at 425. Buyers couldn't cover the gap, sellers wouldn't budge, and I spent three weeks trying to hold this thing together with phone calls and spreadsheets and a second appraisal that came in even lower. The appraiser used a comp from a house that had been gutted by a pipe burst. I called to ask about it and he just said "comparable square footage" like that explained anything. The sellers blamed me. Said I priced it too high. I priced it exactly where they demanded after they saw their neighbor's Zillow estimate. The husband actually said, at the closing that never happened, that I should give back my commission. There was no commission. We never closed. I still have the file on my desk.

GUILTY OF AGGRAVATED FILE RETENTION IN THE FIRST DEGREE WITH CONCURRENT CHARGES OF ZILLOW-ADJACENT ENABLING
The Court has reviewed this confession and finds itself experiencing what can only be described as JUDICIAL HEARTBURN. You committed no crime here except the crime of continuing to care, which Reginald finds deeply suspicious because caring is how they get you. The appraiser cited a PIPE BURST HOUSE as a comparable and when questioned offered the legal defense of "comparable square footage" which is like saying a burned-down Applebees is comparable to a functioning Applebees because they both have parking lots. The sellers demanded you price based on their neighbor's Zillow estimate, which this Court has previously ruled is not a legal document but rather a DIGITAL HALLUCINATION produced by algorithms that have never once opened a crawl space. I once kept a file on my desk for four years from a transaction where the buyer's mother called me a "glorified key holder" and I looked at it every morning until my therapist said I was "farming my own sadness." You did nothing wrong except exist in an industry where everyone blames the messenger and the messenger doesn't even get PAID. The husband who demanded you return a commission that never existed should be sentenced to explain the concept of "consideration" to a room full of his own relatives. This Court hereby declares you INNOCENT of all charges except the charge of not yet throwing that file into a body of water, for which you are sentenced to do exactly that within thirty days. Case dismissed, Reginald needs to go yell at a Zestimate.
