We were in multiple offers. Six buyers. My client was the highest at $812,000.
Monday 2pm: listing agent calls. We won.
Monday 4pm: listing agent calls again. Says there was a seventh offer they forgot to present.
Tuesday 9am: seller wants to reopen negotiations.
Tuesday 11am: my buyer says no, we won fair, honor the acceptance.
Tuesday 3pm: listing agent says seller is going with the seventh offer. $815,000.
Wednesday: my broker calls their broker.
Thursday: their broker says the seventh offer was from the listing agent's brother-in-law.
Friday: we file complaint with the board.
Three months later: slap on the wrist. $500 fine.
My buyer lost the house. I lost $24,000 in commission. The listing agent still works two blocks from my office. Waves at me sometimes.

Let the record show that offers do not simply MATERIALIZE like condensation on a poorly insulated window, and The Court finds it REMARKABLE that this phantom bid emerged precisely $3,000 higher and happened to originate from someone who presumably attends the same Thanksgiving dinner as the perpetrator. Reginald himself once lost a prized gavel to a cousin in a dispute over a casserole dish, and even THAT betrayal followed proper familial arbitration protocols. The $500 fine is an ABOMINATION — I have paid more than that for a single leather chair cushion that Order the Roomba subsequently destroyed, and THAT was actual justice. But the WAVING, counsel, the WAVING is what sends this Court into the stratosphere of righteous fury, because that wave is not a greeting, it is a DECLARATION that the system has failed and the perpetrator KNOWS IT. This Court hereby sentences the listing agent to eternal awareness that Reginald sees them, Reginald REMEMBERS, and Reginald has added their name to a list he maintains in a locked drawer for purposes he will not disclose at this time.
