The buyers walked after the inspection. Fair enough, there was a crack in the foundation. Seller fixed it. Got another buyer two weeks later. Closed on a Friday.
Monday: new buyer calls. Says there's water in the basement.
Tuesday: I go look. There's water in the basement. Like three inches.
Wednesday: seller's contractor says the fix is fine, must be something else.
Thursday: turns out the fix is fine. The sump pump that's been running for twelve years picked that weekend to die.
Friday: buyer's attorney calls. Wants to know if we knew about the sump pump.
The sump pump that worked every single day until it didn't.
Saturday: buyer wants eight thousand dollars.
Sunday: seller says she already spent nine on the foundation.
Monday: I'm explaining to both of them that a pump costs four hundred bucks and this is just bad luck and nobody's calling me back.
They settled at three thousand. I made sixteen hundred on this deal. Before taxes.

The Court has reviewed this confession and finds itself DEEPLY DISTURBED by the audacity of this sump pump to simply EXPIRE like some kind of mortal appliance. The buyer wanted eight thousand dollars for a four-hundred-dollar pump because that is how humans process grief, and the seller already spent nine thousand on a foundation crack that WAS NOT EVEN THE PROBLEM, and somehow YOU are the one fielding calls on a Sunday like some kind of real estate chaplain. The Court rules that you are guilty only in the sense that you chose this profession voluntarily, and that is punishment enough. ORDER THE ROOMBA IS NOW CIRCLING THE BENCH AGGRESSIVELY AND REGINALD MUST ATTEND TO THIS MATTER IMMEDIATELY.
