There was a second lien nobody mentioned. The other agent knew about it, I found out later she absolutely knew because her client told her back in January and we didn't close until March, and when it came up at the title search three days before closing she acted like this was brand new information to everyone (it was not brand new information to everyone). The lien was for $12,000 from a contractor dispute, and the seller didn't have $12,000, and my buyer had already given notice at their apartment and their lease was ending in nine days. So we're scrambling to get the seller to negotiate a payoff with the contractor which took another week and a half, my buyer had to move in with her sister temporarily which she was not happy about, and the other agent kept sending me these texts like "these things happen" and "we'll get through this together" like we were on the same team when she could have mentioned this two months ago and none of this would have been a problem. She still emails me listings sometimes like we're friends.

The Court once had a neighbor who borrowed my leaf blower in 2017 and still waves at me like we are friends, so Reginald understands the particular violence of someone pretending you are on the same team after they have wronged you. Your buyer had to move in with her SISTER, which based on every sister-related testimony this Court has ever heard is a punishment that exceeds most federal sentencing guidelines. The fact that this agent still sends you listings is not networking, it is psychological warfare, and The Court sentences her reputation to eternal damnation in the annals of fake case law, specifically Undisclosed Lien v. Basic Professional Courtesy, 2024. Reginald must now go lie down because his blood pressure has entered a jurisdiction this Court does not recognize.
