The deal closed six weeks late. And technically that's not even the part I'm confessing to, that's just the backdrop. The actual thing is I never told my clients why. They think it was title issues. It was not title issues.
What happened was I accidentally sent the inspection report to the seller's agent instead of my buyers. The full report. With all my notes in the margins. Notes like "they'll never catch this" next to the foundation crack and "leverage point" next to the HVAC situation. Just flagged everything I was planning to use in negotiations.
Their agent called me and just... read my notes back to me. Out loud. For maybe two minutes straight. Then hung up.
