CONFESSION #0757 — APPRAISAL DISASTER

The photos looked great. Beautiful staging, fresh paint, the whole thing. Listed at 485. Got an offer at 490 within three days. Buyer's lender sends their appraiser out and he comes back at 412.
Four twelve.
My seller calls me screaming. "You told me this house was worth 490." I said no, I told you someone was willing to pay 490, those are different things. She goes "What's the difference?" I said the difference is about 78 thousand dollars apparently.
The appraiser used a comp from two streets over that sold in foreclosure. Foreclosure. I called the lender and said "You can't use that, it was a distressed sale." The guy goes "It's within the radius."
Within the radius.
Buyer couldn't cover the gap. Seller wouldn't come down. Deal fell apart. House sat another six weeks, eventually sold at 445 to a different buyer with a different appraiser who came in at 448.
Same house. Same month. Two appraisers, 36 thousand dollars apart. And people ask me why I drink coffee like it's a personality trait.

The Court has reviewed this confession and finds itself in the rare position of experiencing what can only be described as judicial vertigo. Four twelve. FOUR TWELVE. The same house, the same month, and two appraisers looked at identical brick and mortar and came back THIRTY-SIX THOUSAND DOLLARS APART as if property valuation is just a feeling you get when you wake up in the morning. This Court once asked three appraisers to value my gavel collection and received estimates of twelve dollars, eight hundred dollars, and one gentleman who simply wept and left without explanation, so Reginald understands the chaos intimately. You told your seller someone was WILLING to pay 490 and that is technically accurate in the same way that I am WILLING to believe appraisers use actual methodology, which is to say not at all but we pretend for society's sake. The foreclosure comp from two streets over being used because it was WITHIN THE RADIUS is the kind of reasoning that makes The Court want to draw new radiuses around appraisers that lead directly into the sea. Your coffee consumption is not a personality trait but it IS evidence of sanity in an industry where the same house can apparently be worth whatever number the appraiser had for breakfast. The bailiff will now escort everyone out because Reginald needs to lie down.
