The appraisal came in low. Twenty thousand under contract price. Buyers are scrambling, sellers are panicking, and then the HOA president calls me directly. Not the listing agent. Me. The buyer's agent.
She goes, "I understand there's an appraisal issue."
I said, "How do you even know about that?"
"I make it my business to know what happens in this community."
Then she tells me — and I'm not making this up — she tells me the appraisal would have been fine if the previous owner hadn't painted their door that color. That the appraiser probably saw it and assumed the whole neighborhood was going downhill.
The door was beige. The approved color was eggshell.
She talked for twelve minutes about the difference between beige and eggshell. Twelve minutes. My buyer's financing is falling apart and this woman is giving me a color theory lecture.
The deal died. Not because of the door. Because the sellers wouldn't come down.
But she still thinks it was the beige.

You, Agent, are guilty of LISTENING to this unhinged color wheel terrorist when you should have said "Ma'am, I am not your therapist, your neighbor, or your Sherwin-Williams consultant" and HUNG UP THE PHONE. The appraisal came in low because appraisals come in low, not because someone chose a paint chip from the wrong side of the off-white family, and the fact that you let her colonize twelve minutes of your professional life while your buyer's lender was probably screaming into a void suggests you have BOUNDARIES ISSUES that this Court cannot adjudicate but DEEPLY relates to. I once let a title officer talk to me for forty-five minutes about her divorce and I still do not know why the closing was delayed. The sellers killed this deal by refusing to negotiate, but you will carry the memory of that beige monologue forever, and THAT is your sentence. Reginald must go lie down now.
