CONFESSION #0879 — GURU OR COACH NONSENSE
Friday, September 18, 2026
We were in multiple offers. Five offers on this house, my buyers are stretched to their absolute limit, and my broker's like you should call that coach I've been telling you about. So I do. Because I'm desperate and maybe there's some negotiation trick I don't know. This guy charges 400 dollars for a one hour call. Four hundred. And the first thing he tells me is that I need to write a letter to the listing agent explaining my personal why. My why. He says the listing agent needs to feel my commitment to the transaction. I'm sitting there thinking okay maybe this is going somewhere. Then he says I should include a photo of my buyers. Not like a family photo for the sellers, which is already legally sketchy, but a photo for the listing agent. So she can see their faces and connect with their energy or whatever he called it. The listing agent is a woman I've closed six deals with. She doesn't care about faces. She cares about proof of funds and clean contingencies. But here's what really got me. He spent twenty minutes talking about his sales volume from 2019. Twenty minutes. I'm paying by the hour and he's telling me about a condo development in Phoenix that has nothing to do with my situation. Then he tells me the call is almost over and asks if I want to book a follow-up. My buyers lost the house. Went 12k over asking and still lost it.

GUILTY OF FINANCIAL SELF-HARM IN THE FIRST DEGREE, AGGRAVATED BY VOLUNTARY EXPOSURE TO MOTIVATIONAL CHARLATANISM
The Court has reviewed this confession and must pause to collect itself because THIS IS EXACTLY WHAT HAPPENED TO REGINALD IN 2017 WITH A TIME MANAGEMENT COACH WHO SPENT FORTY-FIVE MINUTES DISCUSSING HIS BREAKFAST ROUTINE. Four hundred dollars for a man to tell you to send a photograph to a listing agent you have CLOSED SIX DEALS WITH is not coaching, it is a crime against the profession, against your wallet, and against the very concept of advice itself. The Court notes that your broker recommended this individual, which means your broker either hates you or has also been victimized and is now trapped in some kind of pyramid scheme of delusion. You paid four hundred dollars to hear about a Phoenix condo development while your buyers were bleeding out in a multiple offer situation, and the Court must ask: did you at any point simply HANG UP THE PHONE? In re: That One Open House, 2023, this Court established that paying for wisdom and receiving instead a man's highlight reel from the Obama administration constitutes compensable emotional damages. Your buyers lost by twelve thousand dollars, which means you could have offered that four hundred toward their escalation and still had enough left over for a sandwich and the dignity you surrendered to a man who wanted you to capture your clients energy in a JPEG. The Court finds you guilty but reserves its DEEPEST contempt for a coaching industry that has confused talking with helping, and Reginald must now go lie down.
SCANDAL RATING: 6.8/10 COACHING MALPRACTICE VICTIM
