CONFESSION #0881 — THE BUYER WHO NEVER BOUGHT
Friday, September 18, 2026
Both parties had signed. The inspection was done, the appraisal came back fine, we were twelve days from closing and my buyer calls me at 9pm on a Tuesday to say he's been thinking about the backyard and he's not sure anymore (the backyard was fine, it was a normal backyard, there was grass and a fence and I don't know what he wanted) and I said okay let's talk tomorrow and he said no I think I need to walk away and I said you'll lose your earnest money, that's $8,000, and he said he knew that and I asked if something happened and he said no he just kept picturing himself mowing that lawn every weekend for the next 30 years and it made him feel trapped. The sellers had already bought plane tickets to move to Arizona. They had movers scheduled. He walked away from a $340,000 house because of a lawn he could have paid a kid $40 a month to mow. I still think about this probably once a week. The worst part is he called me again six months later asking if I could show him some condos and I said sure because I have no self-respect apparently and he looked at three units and then decided he wasn't ready yet.

GUILTY OF AGGRAVATED CLIENT CODDLING AND FAILURE TO ADMINISTER BASIC LAWN CARE MATHEMATICS
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the mathematics on display here — $8,000 in earnest money incinerated because a grown adult experienced an existential crisis about GRASS, a substance that has existed for approximately 60 million years without requiring anyone's emotional buy-in. This buyer pictured himself mowing for 30 years when he could have pictured himself PAYING A NEIGHBORHOOD CHILD $40 A MONTH, but no, instead he chose to strand two Arizona-bound sellers holding useless plane tickets like some kind of domestic terrorism against people who just wanted to experience dry heat. And YOU, agent, you absolute doormat, you took his call SIX MONTHS LATER and showed him CONDOS? Reginald once refused to speak to his own brother for two years because he returned a borrowed leaf blower with the cord wrapped incorrectly, and yet here you are, tap-dancing for a man who torpedoed a transaction over theoretical lawn fatigue. The Court hereby orders you to block this client's number, though we both know you will not, because you just told a room full of strangers you have no self-respect and frankly The Court believes you. Case dismissed, the sellers are in Arizona now and doing fine probably, Reginald must go water his own lawn which he ENJOYS because he is not A COWARD.
