CONFESSION #0886 — OPEN HOUSE HORROR
Sunday, September 20, 2026
The seller called while I was on vacation. First day in three months I wasn't checking email, and she's leaving a voicemail about how the open house went, how many people came through, was there any interest. And I'm sitting there on a beach chair realizing I never canceled it. The open house. From two weeks before when we had to postpone because of the roof thing. It was still on Zillow. Still on the sign in the yard. I had put out like 20 flyers at the coffee shop. Nobody showed up, thank god. Or maybe they did and just left when the door was locked. I don't know. But she found out because a neighbor mentioned it, asked why she didn't have anyone there, and I had to pretend there was a "system glitch" with the listing service. She believed me. Or she didn't and just let it go because we closed two weeks later. I still think about those flyers though. They had my face on them.

⚖️ Presiding
GUILTY OF NEGLIGENT ABANDONMENT OF AN OPEN HOUSE IN THE FIRST DEGREE WITH AGGRAVATED FLYER DISTRIBUTION
The Court is APPALLED, not merely disappointed, but APPALLED in a way that requires Reginald to stand up from his chair and sit back down again. You left an open house ORPHANED on Zillow like some kind of digital foundling, wandering the listing streets with nobody to love it, while YOU lounged on a beach chair probably drinking something with an umbrella in it. And the FLYERS, confessor, THE FLYERS WITH YOUR FACE ON THEM — do you understand that somewhere in that town, perhaps RIGHT NOW, a barista is using your professional headshot as a coaster, and you DESERVE that humiliation? This Court once forgot to cancel a reservation at The Olive Garden and I have not psychologically recovered, so I understand the spiral, but I do NOT forgive it. The "system glitch" defense is the kind of lie Reginald has seen a THOUSAND times, right up there with "the Zestimate was wrong" and "I definitely disclosed the foundation issues verbally," and it sickens me to my core. You are sentenced to the eternal knowledge that potential buyers may have driven to that house, seen a locked door, and formed a PERMANENT opinion about your competence, and The Court hopes that haunts you every time you see your own face on a business card. Order the Roomba is circling your confession as we speak and even HE seems disgusted.
SCANDAL RATING: 6.4/10 Ghosted Open House
