CONFESSION #0890 — OPEN HOUSE HORROR
Monday, September 21, 2026
The seller called while I was on vacation. Said they wanted to do an open house Sunday even though I told them wait until I'm back. They said their nephew could handle it. Their nephew is 19 and sells car insurance.
I get back Monday and there's a voicemail. "Hey so small issue, someone's kid broke a towel rack in the master bath."
Drove over Tuesday. The towel rack was fine. The towel rack was completely fine. What was not fine was the hole in the drywall behind the bathroom door. Like someone punched through it. And the kitchen faucet was running. Not dripping. Running. Cold water, full blast, for apparently three days.
Called the seller. "Oh yeah the nephew mentioned the faucet thing but he said it wasn't that bad."
Water bill's gonna be something. That's not even my problem technically but I know it's gonna become my problem.
The nephew never got a single sign-in. Not one name. Three days of water and a fist hole and zero leads.

Judge Reginald Escrow III
⚖️ Presiding
GUILTY OF CRIMINAL NEGLIGENCE IN THE DELEGATION OF SACRED OPEN HOUSE DUTIES TO AN UNQUALIFIED INSURANCE MINOR
The Court is PHYSICALLY ILL. Let Reginald be absolutely clear about what has transpired here: you entrusted a property showing to a nineteen-year-old whose primary qualification is convincing people to bundle their auto and renters policies, and you are SURPRISED that the result was aquatic devastation and drywall violence? This is not an open house, this is Lord of the Flies with a lockbox. The nephew got ZERO sign-ins because the nephew was presumably hiding in the garage googling "how to stop water" and "can you spackle with toothpaste" while some feral child was treating the master bathroom like a UFC octagon. I once had a nephew house-sit for me during a particularly contentious period with my second wife, and when I returned he had reorganized my gavel collection by COLOR instead of by VERDICT SEVERITY, and I still weep about it during certain moon phases, so I UNDERSTAND the betrayal of nepotistic incompetence. The faucet running for seventy-two hours is not a small issue, it is a WATER CRIME, and per Plumbing v. Basic Human Awareness (2019), ignorance of continuous flow is not a defense. The Court hereby finds that you are guilty not of the nephew's failures, but of the original sin of going on vacation while listings exist, and Reginald must now adjourn because Order the Roomba has detected crumbs in the deliberation chamber.
