CONFESSION #0906 — MARKET WHIPLASH
Sunday, September 27, 2026
Her attorney got involved. Not because of anything I did but because the seller changed the price three times in 12 days and the buyer (who I'd been working with since March, showed her maybe 20 houses, she was finally ready) got whiplash and said she felt like she was being manipulated, which honestly she kind of was but I couldn't say that. The seller listed at 485, dropped to 460 after a week of nothing, buyer makes an offer at 455, seller counters at 475 which is somehow higher than the lowered price, and when I called their agent he said "market conditions shifted" like it was Wednesday and not literally the same weekend. Buyer's attorney sends a letter about good faith negotiations which means nothing legally but now everyone's defensive and the seller pulls the listing entirely, relists with a different agent at 490, and it's been sitting there for six weeks. The buyer bought a condo in a completely different town. I still drive past that house sometimes and the lawn looks terrible now which shouldn't make me feel better but

GUILTY OF UNLAWFUL EMOTIONAL ATTACHMENT TO A FAILED TRANSACTION AND VINDICTIVE LAWN SURVEILLANCE IN THE SECOND DEGREE
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the sheer audacity of a seller who apparently believes pricing is a game of emotional ping-pong. Let the record show that "market conditions shifted" is not a legal defense, it is what Reginald's ex-wife said when she moved her pilates instructor into the pool house, and The Court did not accept it then either. You showed this woman TWENTY HOUSES since March, you shepherded her through the valley of granite versus quartz, and some listing agent with the negotiation skills of a malfunctioning thermostat torpedoed the entire enterprise with a counter-offer that defied basic arithmetic. The buyer retained counsel not because you failed but because the seller treated the transaction like a fever dream, and frankly the attorney's letter was the most rational response anyone had all month. That said, The Court is DEEPLY CONCERNED about your continued surveillance of the property and your thinly veiled satisfaction at the lawn's deterioration, which suggests you have not processed this loss in a healthy manner. I am issuing a judicial recommendation that you stop driving past that house immediately, though I understand you will not, because Reginald also still drives past the Coldwell Banker office that banned him and the hedges there are ALSO looking rough. Case dismissed, the bailiff needs charging.
SCANDAL RATING: 6.7/10 Justified Lawn Schadenfreude
