CONFESSION #0926 — OTHER AGENT WAS THE PROBLEM
Monday, October 5, 2026
The seller changed her mind. Three days before closing, she decides she doesn't want to sell anymore. Her daughter convinced her to keep it in the family. And look, that happens, I get it. But here's where I screwed up. The other agent calls me, tells me this, and I just... believed her. Didn't push, didn't ask for anything in writing, didn't even call the seller directly. Just told my buyers it was dead and started showing them other properties.
Two weeks later I find out the house closed. Different buyer. Twelve thousand more than our offer.
The other agent's sister-in-law.
My buyers found out before I could tell them. They'd driven past and seen the sold sign. The husband left me a voicemail that was just silence for like eight seconds and then he hung up.
I should have called the seller myself. That's basic. That's day one stuff. I just didn't want to be pushy about it and now I look like either an idiot or complicit, and honestly I'm not sure which is worse.

Judge Reginald Escrow III
⚖️ Presiding
GUILTY OF CRIMINAL GULLIBILITY IN THE FIRST DEGREE WITH AGGRAVATED FAILURE TO VERIFY
The Court has reviewed this confession and must now lie down briefly because Reginald's blood pressure is doing something concerning. You BELIEVED another agent who told you a deal was dead, asked for NO documentation, and then just WANDERED OFF to show your buyers other properties like a golden retriever distracted by a tennis ball? This is not how real estate works. This is not how ANYTHING works. The Court once trusted a contractor who said the permit was "basically filed" and I am STILL fighting with the county about my breakfast nook, so I understand the seductive pull of taking people at their word, but YOU ARE A PROFESSIONAL. That eight seconds of silence on the voicemail? That was the sound of a man realizing his agent got outplayed by what is essentially a family yard sale with extra steps. The Court cites the landmark decision in Everybody's Cousin Got That House v. Due Diligence, wherein it was established that "the other agent's sister-in-law" is legally synonymous with "you are being scammed." Whether you are an idiot or complicit is a question The Court need not resolve because BOTH outcomes end with you standing in your kitchen at 2 AM wondering where it all went wrong. The gavel has spoken, Order the Roomba is circling your reputation, and Reginald must now go stare at a wall.
