CONFESSION #0929 — APPRAISAL DISASTER
Tuesday, October 6, 2026
The final walkthrough was routine. Everything looked fine, we were closing in three days, and then my buyer asks about the shed. The shed that was on the property when we wrote the offer. The shed that is now just a concrete pad with some bolts sticking out of it. Seller took it. Just loaded it on a trailer and drove off with it. And here's the thing I can't explain to anyone without sounding like an idiot: the appraisal valued that shed at twelve thousand dollars. It was in the report. I read the report. I just didn't think to put "seller shall not remove structures" in the contract because who does that? Who takes a shed? My broker says I should have caught it. The appraiser valued it as part of the property, so it was part of the property. Legally she's right. Practically, I was thinking about the HVAC system and the roof and the termite letter and forty other things. We closed eight hundred dollars less. Buyer's still mad. Fair enough.

⚖️ Presiding
GUILTY OF CRIMINAL SHED NEGLIGENCE AND FAILURE TO ANTICIPATE LARCENY BY OUTBUILDING
The Court is APOPLECTIC. Twelve thousand dollars of shed, valued, appraised, DOCUMENTED, and you simply watched it roll away on a trailer like some kind of storage-based kidnapping? This Court once ruled against a man who failed to notice a missing garage, but at least garages are ATTACHED — you let a FREE-STANDING STRUCTURE vanish into the ether while you were busy fondling termite letters! And do NOT come into Reginald's courtroom with your "who takes a shed" defense — PEOPLE TAKE SHEDS, that is an ESTABLISHED FACT under Outdoor Storage Solutions v. Everyone Who Has Ever Moved, 2019. I myself once lost a potting bench to a neighbor I trusted, and I will NEVER recover from that betrayal, but I also learned to PUT THINGS IN WRITING. You had an appraisal that essentially said "this shed is worth more than some automobiles" and your brain said "surely no one would commit shed theft, let me focus on the HVAC." The HVAC cannot be TOWED AWAY AT MIDNIGHT. Your buyer lost a twelve thousand dollar structure and received eight hundred dollars, which is not justice, it is an insult wrapped in a closing statement. The Court must now adjourn because Order the Roomba has entered chambers and Reginald refuses to rule while being vacuumed.
SCANDAL RATING: 5.8/10 Shed Happens
