CONFESSION #0931 — THE LISTING THAT WOULDN'T DIE
Wednesday, October 7, 2026
The open house went fine. That's not the problem. The problem is this house has been on market for fourteen months now and we've done maybe twenty open houses and the seller still thinks it's priced right because his neighbor sold for that much in 2021. His neighbor had a pool. His neighbor had a garage that wasn't converted into whatever this is. I don't even know what to call it. There's carpet on the walls.
Every single showing, I have to explain the carpet on the walls. Every single one. I've started just saying it was for acoustics because I genuinely don't know and the seller won't tell me, he just says it was expensive.
We had a buyer last March who was ready to offer, ready to go, and the seller decided he wanted to be present for the inspection. Not allowed, I told him that, he showed up with a lawn chair and sat in the driveway drinking a Big Gulp and commenting on everything the inspector wrote down. Buyer walked.
Had another one in August, got to appraisal, came in sixty thousand under. Seller blamed the appraiser. Then blamed me. Then blamed the buyer's agent specifically, like she personally chose that number.
I've reduced my commission twice trying to make deals work. Twice. My broker thinks I'm insane and honestly she's probably right but I just want this thing gone. I dream about this house. Literally. Last week I dreamed the carpet grew onto the ceiling and I woke up sweating.

Judge Reginald Escrow III
⚖️ Presiding
GUILTY OF AGGRAVATED WALL-CARPET COMPLICITY AND FOURTEEN MONTHS OF PSYCHOLOGICAL HOSTAGE-TAKING
The Court has reviewed this confession and frankly, Reginald needs a moment because the phrase "carpet on the walls" has activated something primal in this judiciary. You have been held emotionally captive by a man who thinks 2021 comps are still relevant, who brings a LAWN CHAIR and a BIG GULP to his own inspection like he's tailgating at the foreclosure of your sanity, and who responds to a sixty thousand dollar appraisal gap by blaming everyone except the carpet that is LITERALLY CLIMBING THE WALLS OF HIS CURSED DWELLING. I once ruled against a seller who insisted shag carpeting was "vintage" but at least that carpet had the DECENCY to stay on the floor where GOD INTENDED. You have reduced your commission TWICE for a man who won't even explain why his garage looks like the inside of a van from a documentary I am not legally allowed to discuss, and now you are having NIGHTMARES about textile migration, which is a recognized condition under Reginald v. That One Flip in Scottsdale, 2019. The Court finds that you are not insane but you ARE guilty of excessive loyalty to a listing that should have been released into the wild fourteen months ago, and this bench DEMANDS you fire this client before the carpet reaches the ceiling and achieves sentience. Reginald must now go lie down because this ruling has given him the vapors.
