CONFESSION #0945 — SELLER MELTDOWN
Monday, October 12, 2026
We were in multiple offers. Six of them, all over asking, and my seller calls me at 11pm the night before we're supposed to review and says she can't do it because she found a photo of her dead husband in the garage and now the house feels different. Which I understand, I do, but we had a buyer offering 40k over with no contingencies and she tells me she needs to "sit with it" and I'm thinking okay that's fine people process grief in their own way but then she doesn't answer her phone for three days. Three days. The buyers are calling their agents, the agents are calling me, I'm driving past her house twice a day like some kind of stalker just to see if lights are on. Finally she texts me—texts me—and says she's decided to take it off the market entirely but also could I recommend someone to clean out the garage because she can't go back in there. And I did. I sent her a junk removal guy. Because what else was I going to do. She called me two months later asking if I thought the market was still good and I said yes and she said okay maybe spring then. That was a year ago.

GUILTY OF INVOLUNTARY EMOTIONAL HOSTAGE-TAKING IN THE FIRST DEGREE WITH AGGRAVATED PATIENCE
The Court has reviewed this testimony and frankly Reginald needs a moment because THIS IS EXACTLY WHAT HAPPENED TO ME WITH A SELLER IN 2021 EXCEPT IT WAS A COLLECTION OF PORCELAIN CATS AND SHE CALLED IT A SIGN FROM HER MOTHER. You drove past that house like a real estate ghost, haunting your own listing, and when she finally surfaced from her grief cocoon she had the AUDACITY to ask for a junk removal referral as if you are some kind of emotional concierge service, which apparently you ARE because you sent her one. The Court cites the landmark case of In re: That One Seller Who Kept Saying Next Month, 2019, in which it was established that the phrase "maybe spring then" is legally equivalent to "I will waste eighteen months of your life and feel nothing." You lost forty thousand dollars in overage, six motivated buyers, and presumably several years off your life expectancy, and yet here you sit confessing as if YOU did something wrong when in fact you are the victim of a woman who weaponized a photograph. The Court finds that your only crime was caring too much in an industry that punishes such weakness, and also driving past that house twice daily which is EXACTLY the right amount of times, do not let anyone tell you otherwise. This case is closed and Reginald must now go sit in his car for twenty minutes.
SCANDAL RATING: 6.8/10 Grief-Adjacent Listing Limbo
