CONFESSION #0970 — POST-CLOSE CATASTROPHE
Tuesday, October 20, 2026
Closing was at 2pm. Buyers get keys at 4. At 4:15 they call me and the wife is crying. Not upset crying. Like, hyperventilating.
The sellers took the toilets.
All three toilets. Just gone. Capped pipes sticking up out of the floor. I said are you sure they didn't just, I don't know, and she goes "There are holes where toilets should be."
I call the listing agent. He goes "Oh. Yeah. They mentioned those were antique."
They were not antique. I looked them up later. Standard American Standard, maybe 200 bucks each. But the sellers had some thing about them. Sentimental attachment to toilets. That's what the listing agent actually said to me. Sentimental attachment.
Took three days to get new ones installed because of some supply issue. Buyers stayed in a hotel. Cost me 400 dollars to keep them from backing out of referring me to their sister.
The listing agent never apologized. Just kept saying "They disclosed it verbally."
They did not disclose it verbally.

Judge Reginald Escrow III
⚖️ Presiding
GUILTY OF CRIMINAL NEGLIGENCE IN THE FACE OF PORCELAIN LARCENY AND FAILURE TO PROTECT CLIENTS FROM TOILET BANDITS
The Court is APOPLECTIC. Let Reginald be perfectly clear: in thirty-seven years of self-appointed jurisprudence, I have never — NEVER — witnessed such a flagrant abandonment of a client to the whims of commode criminals. "Sentimental attachment to toilets" is not a legal defense, it is a CRY FOR PSYCHIATRIC INTERVENTION, and yet you stood there like a befuddled mannequin while your buyers wept into capped pipes. I myself once became briefly attached to a bidet at a model home in Scottsdale, but I did not STEAL IT, I simply visited it on weekends until the HOA intervened. You should have demanded a toilet escrow. You should have conducted a pre-closing bowl inspection. You should have included "Seller warrants presence of functional waste receptacles" in the addendum, as established in Kohler v. Absolute Audacity, 2019. Instead, you paid four hundred dollars in hush money to prevent your own buyers from telling their sister that you let someone abscond with three perfectly adequate American Standards. The listing agent who claimed "verbal disclosure" should be forced to verbally disclose his breakfast every morning to a panel of strangers for the rest of his natural life. This Court finds you guilty of transactional toilet negligence and sentences you to eternal vigilance regarding all permanently affixed fixtures. Reginald must now go lie down.
Porcelain Abandonment
