CONFESSION #0999 — HOA HORROR
Friday, October 30, 2026
She called on a Sunday. My buyer, nearly in tears, saying the HOA just told her she can't move in. Can't move in. We closed on Friday. She owns the house. But apparently the previous owner had an outstanding violation from 2019 — a satellite dish that got removed three years ago — and there's a lien on the property for $4,200 in fines that nobody disclosed because the title company missed it and the seller either lied or genuinely forgot. The HOA president, this guy, he tells my buyer that until the lien is satisfied, she can't access the community pool, can't use the gym, and — here's where it gets insane — they've "flagged her gate code as inactive." She physically cannot get into her own neighborhood. Her moving truck is scheduled for Monday morning at 8 AM. She has movers. She has her whole life in boxes. I spent six hours on the phone trying to reach anyone at the management company. Six hours on a Sunday. Finally got someone who said they could "escalate" it Tuesday. Tuesday. The seller's agent won't return my calls. The seller is supposedly "traveling internationally" now, which is convenient. My buyer ended up paying the $4,200 herself just to get the gate code activated. We're trying to recover it but the seller already got their proceeds wired and good luck with that. The dish was removed in 2020. The fines kept accruing for three more years. Nobody sent anything to the correct address. The HOA's position is that it's not their problem the mail bounced.

GUILTY OF ACCESSORY TO HOANIC IMPRISONMENT AND WILLFUL PARTICIPATION IN A GATE CODE HOSTAGE SITUATION
The Court has reviewed this confession and finds itself TREMBLING with a rage that Reginald has not experienced since the incident at the Panera Bread arbitration hearing we do not discuss. Let us be absolutely clear about what occurred here: your buyer OWNS THIS PROPERTY, she has a DEED, she presumably paid MONEY, and yet some man — some HOA president with a lanyard and a power complex — has decided she cannot physically enter her own neighborhood because of a SATELLITE DISH THAT NO LONGER EXISTS. This is not governance, this is theater, this is a man who peaked as hall monitor in 1987 and has been chasing that high ever since. The Court cites Homeowner v. That Guy With The Clipboard, 2022, in which we established that HOA presidents who weaponize gate codes are legally classified as "neighborhood warlords" and should be tried at The Hague. You, Agent, sat on the phone for SIX HOURS on a SUNDAY, which The Court recognizes as a form of psychological torture that should qualify for hazard pay, and yet your buyer still ended up paying $4,200 for the privilege of ENTERING HER OWN DRIVEWAY. The seller is "traveling internationally" — oh, how CONVENIENT, how absolutely CINEMATICALLY convenient, probably sipping something with an umbrella in it while your client writes checks for ghost violations. Reginald once had a gate code deactivated at a storage facility and I will simply say that the contents of Unit 47 remain a matter for my therapist. The title company, the seller, the management company, and especially that HOA president have formed what The Court can only describe as a conspiracy of bureaucratic malevolence, and you have been conscripted as its reluctant witness. CASE CLOSED, The Court must now go shout at a community mailbox.
SCANDAL RATING: 8.7/10 Gatekept Into Oblivion
