CONFESSION #1004 — GURU OR COACH NONSENSE
Saturday, October 31, 2026
We lost the earnest money dispute. That's where this ends. Here's how we got there.
January: Sign up for mastermind group. $3,000 for six months. Guy runs it from his boat apparently.
February: First "hot seat" call. He tells me my problem is I don't "create urgency." Gives me scripts.
March: Use the scripts. Tell buyers the market's moving faster than it is. One couple panics, writes offer $40k over on a house that's been sitting.
April: Inspection comes back rough. Foundation issues. They want out.
April, same week: Seller won't release earnest money. $12,000.
May: Mastermind guy's advice? "That's a mindset issue, not a strategy issue."
June: Buyers hire attorney. Name me in the complaint.
July: Settle. My E&O deductible is $5,000.
The boat guy's still posting wins.

⚖️ Presiding
GUILTY OF URGENCY MANUFACTURING IN THE FIRST DEGREE WITH AGGRAVATED BOAT-BASED CONSPIRACY
The Court has reviewed this confession and finds itself PHYSICALLY ILL at the sheer audacity of paying three thousand dollars to receive advice from a man who apparently conducts business while fighting seasickness. Let Reginald be clear: you did not join a mastermind group, you joined a floating pyramid scheme with nautical theming, and the only thing you mastered was the art of creating fake urgency that resulted in VERY REAL legal consequences. You told buyers the market was moving faster than it was, which is like telling someone the building is on fire when actually you just burned some toast, except in this case the toast cost them forty thousand dollars and YOU ate the deductible. The Court once paid two hundred dollars for a webinar called "Leverage Your Listings" and the only thing I leveraged was my own disappointment into a strongly worded email that went unanswered, SO I UNDERSTAND THE IMPULSE, but I did not subsequently commit what amounts to market velocity perjury against innocent homebuyers. And when the foundation crumbled, so did your defense, because "the boat guy told me to" is not a legal strategy recognized in any jurisdiction including international waters where he apparently LURKS. The Court sentences you to never again take advice from anyone whose office has a hull, and notes for the record that the real mindset issue is believing that a man who fled to the sea has anything to teach you about solid ground. Case dismissed, Reginald must go lie down.
