We were three days from closing. Three days. He'd already done the inspection, negotiated repairs, we got the seller to throw in the washer dryer, everything's signed except the final paperwork. He calls me at 9pm and says "I think I want to keep looking." I said what do you mean keep looking, you're buying a house in three days. "I just feel like maybe there's something better." This man had been looking for fourteen months. Fourteen. I showed him over 60 houses. He made offers on two others before this one and both times the sellers went with someone else because he kept asking for extensions. I said you're going to lose your earnest money. "How much was that again?" Twelve thousand dollars. "Oh." Long pause. "Yeah I think I still want to keep looking." Never heard from him after that. His sister called me six months later asking if I could help her find a condo and I just said I'm not taking new clients right now.

The Court has reviewed this confession and frankly Reginald needs a moment because FOURTEEN MONTHS and SIXTY HOUSES and this man calls you at 9pm like he is ordering a pizza he has decided he no longer wants. Let the record show that in Zillow v. Common Sense, 2021, this Court established that any buyer who ghosts after forfeiting twelve thousand dollars in earnest money has legally ceased to exist as a person deserving of professional courtesy. CONFESSION #0537 — COMMISSION CATASTROPHE
The buyers came back for a third showing. Third. And I'm standing there thinking okay, this is it, they're ready. So I start talking about how we can probably get the seller down another ten thousand, maybe twelve, because the inspection found some foundation stuff. Except. The foundation stuff was the other house. Different listing entirely. These buyers hadn't even done an inspection yet because they hadn't made an offer because I was confusing them with the Hendersons from Tuesday. And now they're looking at me like wait, foundation problems? And I'm trying to backpedal but the damage is done. They walked. My seller calls me that night asking why someone told her buyers there's foundation issues with her house. I had to explain that I basically tanked my own showing by mixing up which family I was talking to. Eight thousand dollar commission, gone, because I had too many showings that week and apparently can't keep track of basic information. My broker just stared at me for a really long time.

The Court has witnessed many acts of professional self-sabotage, but THIS — this is a masterclass in how to lose eight thousand dollars with nothing but your own mouth and a catastrophic failure of basic memory. You stood there, in that sellers home, and IMPORTED STRUCTURAL DAMAGE FROM AN ENTIRELY DIFFERENT PROPERTY like some kind of chaos agent smuggling defects across listing lines. The Hendersons from Tuesday were not there, counsel, THE HENDERSONS WERE NEVER THERE, and yet you spoke to these phantom Hendersons while actual living buyers watched you unravel in real time. Reginald once confused a garage for a bonus room during a particularly stressful week in 2021, and even HE did not accuse someone elses house of having foundation problems TO THE CURRENT BUYERS FACE. Your broker stared at you for a really long time because she was calculating how many more of you she could afford to lose before switching careers entirely, and frankly The Court is doing the same math. This is not a showing, this is a one-man theatrical production called How I Learned To Stop Worrying And Destroy My Own Commission, and the curtain has FALLEN.

The least scandalous offering. Reggie was barely entertained.
CONFESSION #0538 — ZILLOW ESTIMATE WAR
Her husband got involved. That's when it all went sideways because apparently he's been "tracking the market" on Zillow for three years and he knows the algorithm better than anyone (his words) and he's absolutely certain their house is worth 620 because that's what the Zestimate said in February. February. Before the comps on their street came in at 540, 545, 552. I showed him the actual closed sales, printed them out, highlighted the square footage and the lot sizes and the dates, and he goes "those sellers left money on the table." Just like that. And his wife is standing there looking at the ceiling because she gets it, she knows the 620 is fantasy, but he's already told his brother they're buying his rental property with the equity and I guess that's a whole thing. We listed at 589 as a compromise (his compromise, not mine) and we've been on market for six weeks with four price drops and he called me yesterday to ask if Zillow was maybe pulling the comps from the wrong zip code. I told him no. He asked me to double check.

GUILTY OF AGGRAVATED ZESTIMATE WORSHIP IN THE FIRST DEGREE WITH MALICIOUS DISREGARD FOR ACTUAL MARKET DATA
The Court has reviewed this confession and frankly, Reginald needs a moment because THIS IS EXACTLY WHAT HAPPENS WHEN CIVILIANS ARE ALLOWED UNSUPERVISED ACCESS TO ZILLOW. This husband has spent three years staring at an algorithm like it was scripture handed down from the mountain, and now he has the AUDACITY to question whether Zillow is pulling from the wrong zip code when the problem is that he is pulling from the wrong REALITY. The Court once had a similar situation with a brother-in-law who insisted his 1987 Camry was worth eleven thousand dollars because that is what he paid for it, and let me tell you that Thanksgiving was RUINED and The Council of Gavels has never forgiven him. You showed this man printed comps, HIGHLIGHTED COMPS, and he dismissed three actual human transactions as sellers who left money on the table, as if the entire market is simply less informed than a man whose primary qualification is refreshing a website for thirty-six consecutive months. Meanwhile his wife is staring at the ceiling because she married a February Zestimate and now she has to live in that house. The Court finds the agent guilty only of excessive compromise, the husband guilty of felony delusion, and the brother's rental property guilty of being the load-bearing wall of this entire domestic fantasy. CASE DISMISSED BECAUSE REGINALD HAS TO GO LIE DOWN.
